Avaliação imobiliária pelo método comparativo na óptica do avaliador.

Abstract

O presente artigo centra-se no âmbito da avaliação imobiliária em Portuga na óptica do avaliador. Tem por objectivo fazer uma revisão bibliográfica sobre a uti lização do método comparativo na avaliação imobiliária. Na primeira parte do artigo apresenta-se a forma de cálculo do valor correcto de comparação, a sua composição e o requisitos para a utilização deste método. Na segunda parte são apresentadas as fases do método comparativo e os parâmetros de homogeneização. Finalmente, o artigo alerta para as vantagens e inconvenientes da utilização do método comparativo e questiona a sua utilização à generalidade das avaliações imobiliárias. The present article is centred on real estate evaluation in Portugal following the comparative method. Its main purpose is to present a bibliographical revision about the use of the comparative method in the real estate evaluation. The first part of the arti- cle addresses the form of calculation of the comparative value, its composition and the requirements for the use of this method. In the second part of the article the steps of the comparative method and the homogenisation parameters are put forward. Finally, the article presents the advantages and inconveniences of the use of the comparative method and questions its use to the generality of the real estate evaluations.
